Terms of service
Last updated: 7 September 2026. These terms apply to clearance work carried out by Craig & Co House Clearances, a sole trader business based in Edinburgh, Scotland ("we", "us"). By accepting a quote you agree to them.
1. Quotes and prices
Quotes are given on the basis of the information you provide — property size, floor, lift access, parking, contents and condition. A quote is fixed in writing before work starts and is valid for 30 days.
If the property differs materially from what was described — significantly more contents, hazardous materials, no agreed access — we will tell you before starting and give you a revised price. You are free to decline it, and you will owe nothing.
Prices include labour, transport and responsible disposal unless stated otherwise. White goods are charged per item.
2. Ownership of the contents
On completion of a clearance, ownership of the removed contents passes to us so that they can be donated, recycled or disposed of. Anything you have asked us to set aside is excluded and will be left for you.
Usable items are donated to local charities where possible. We do not undertake to obtain any particular value for the contents, and no part of any value obtained is payable to you.
3. Deposits and payment
A deposit of up to 40% may be taken on booking to secure the date and cover transport and disposal costs. The balance is payable on completion, by bank transfer or cash.
Deposits are refundable in full if you cancel with at least 48 hours' notice, or at any time if we cannot carry out the work as quoted.
4. Your right to cancel
Where you are a consumer and the contract is agreed away from our premises or at a distance — by phone, email, text or this website — you have a statutory right to cancel within 14 days of agreeing, under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013.
If you ask us to start the work within that 14-day period and then cancel, you may be charged for work already carried out. To cancel, contact us on 07925 615755 or at info@craigandcoclearances.co.uk.
5. What we will and will not remove
We clear household furniture, appliances, clothing, personal effects, general household waste, garden items and similar.
We do not remove asbestos, chemicals, fuels, gas bottles, clinical or medical waste, firearms, ammunition, or anything else requiring a specialist licence. If any of these are present we will tell you and refer you to an appropriate specialist.
6. Items of value and personal documents
It is your responsibility to remove or identify anything you wish to keep before the clearance begins. We strongly recommend checking drawers, pockets, lofts and loft spaces first.
Where we find personal documents, correspondence, photographs, identity documents or items that appear to be of unusual value or sentimental importance, we set them aside and return them to you or to the executor rather than disposing of them. We cannot, however, accept liability for items disposed of in the ordinary course of an agreed clearance.
7. Waste and disposal
Waste is taken to licensed disposal and recycling facilities, and transfer documentation is kept and available to you on request. Usable goods are donated to local charities where possible.
8. Access and property
You confirm that you are the owner, executor, agent or tenant and are entitled to instruct the clearance and dispose of the contents. You are responsible for arranging access and, where required, for parking permits or suspensions.
We take care to avoid damage, and any damage caused by us to the property will be made good or compensated. We are not liable for pre-existing damage or for wear reasonably arising from moving large items through a property.
9. Liability
Nothing in these terms limits our liability for death or personal injury caused by negligence, for fraud, or for anything else that cannot lawfully be limited. Otherwise, our liability in connection with a clearance is limited to the price paid for that clearance.
10. Complaints
If something has gone wrong, contact us on 07925 615755 or at info@craigandcoclearances.co.uk and we will respond within five working days. Nothing here affects your statutory rights under the Consumer Rights Act 2015.
11. Governing law
These terms are governed by the law of Scotland and are subject to the jurisdiction of the Scottish courts.
